What is cost to be a member ?


No cost at all, You only need to add your own Tenants past & present (donations to help keep this site running are encouraged and appreciated)


What do I get for my membership ?

Each landlord is required to record his current tenants in a particular building.

He is also requested to complete a tenancy report for those tenants who have left the building within the past 2 years. This report is completed in a predetermined format to avoid comments that may be less than factual.

The Canadian Landlord Alliance will often provide free assistance to landlords who need help in this regard.

The information for every past and recorded tenant on the database is then available to every member.

Tenants are continually moving for all the reasons that people tend to relocate. In addition, tenants often relocate due to evictions, skipping, damages and a long list of other lease violations that have no alternate reporting centre.

Members of the Canadian Landlord Alliance have the ability to access this information as reported by other members. There is no limit to the number of reports that a member can access and there are no additional costs.

Another feature is that members have the ability to trace skipped tenants who apply at a later date to an Alliance member. This is invaluable for those who wish to realize on past judgements or garnishments.

Most members will leave contact information after reporting a past tenant. In this way members are able to interact and share valuable experiences.

Case experiences will also be published on the website to assist new landlords in recognizing areas that may be of concern.


Can I get a report on anybody?

…. Not everybody …. Only those tenants who have been reported by Alliance members, however there are presently thousands in our database and that number is growing daily!



What about credit reports ?


Well …. What about them?

A credit bureau report will tell you how a prospective tenant pays his credit card or his car loan if he has one. It will also tell you if there are any outstanding judgements against him. However, what it won’t tell you is how he pays his rent for the simple reason that most, if not all landlords do not have the facilities to report this form of delinquency to an applicable credit bureau. Often, landlords don’t bother chasing down overdue rents because of the costs involved and the unlikely prospect of eventual collection.


In addition a credit report won’t tell a landlord if the tenant has left the premises with significant damages.


Moreover, many tenants will pay their rent on time at the sake of making late payments on their credit card since the landlord can be more influential than just a voice on a recorded telephone message. Other tenants literally don’t have a credit rating due to their newness on the credit market or the fact that they don’t carry active credit cards.


Credit bureau reports can also be expensive with costs ranging from $ 35 - $ 60.00 for each report. If a landlord has a 10 unit building that turns over every 2 years that equates to 20 reports for a total cost ranging anywhere from $ 700 - 1,200.00 depending upon the service used.


The Canadian Landlord Alliance has a better idea.

There is also no limit…… member landlords can conduct as many searches as necessary to confirm or deny the worthiness of a prospective tenant.


Landlords do the reporting and the vast majority will leave contact information.

Alliance members have the ability to interact with each other through our "Landlord Forums" Where we will have pertinent information as well as experts holding forums in their respective fields
