Being a landlord is indeed a learning process and the landlord who does not pay attention to these lessons is unquestionably doomed to suffer both heartache and failure. Invariably the failure hits the pocketbook and the financial pain can last for years thereafter.

Every landlord has a “pain threshold” under which point it is deemed meaningless to chase down overdue rents or damages caused by a particular tenant. However, it never “sat right“ with us when a tenant vacated a building with apparent impunity leaving unpaid rent or damages only to inflict him/herself in the same fashion onto the next unsuspecting landlord.

We have to give thanks to several anonymous landlords whose experiences encouraged me to develop the Canadian Landlord Alliance.

In one case a little old lady left a one bedroom basement apartment after one year that required remedial work totaling $ 4,824.29.

A second didn’t bother honoring a mediated agreement at the Tribunal and scooted with a $ 2,170.41 judgment being left in the landlord’s favour. It was ultimately discovered that the tenant did the same thing to the previous landlord.

The third that crossed the threshold left damages of $ 9,361.95.

The good news is that the respective landlords are now collecting on these amounts. The bad news is the needless time and aggravation that its cost and the fact that these tenants are now doing the same thing to another landlord like you and me.
